Any deals left in Colorado?

Question

I’m in Product Management for an AgTech and avid house hacker/buy and hold rental investor on the side, moving to Loveland CO.

I don’t know much about the RE in Colorado other than it is extremely expensive - especially for the commuting area around Denver and the chique ski areas.

Are there still any deals to be had? Is it worth getting in now (yes I understand the folly in “market timing”...) ? Where in the Loveland and or surround areas would one suggest getting in?

@Whit Dhamer - It depends on house flexible you are. With house hacking, the strategies I pursue, and the strategy that I tell many of my clients to do, Denver and the surrounding areas are dripping with deals. You just need to be creative and flexible with your living situation.

Loveland is one of the towns along the Front Range of Colorado where there are still deals and hopefully still some upside. I'm hoping to close on my second investment property in Loveland in the next 2 weeks. You are correct the price of entry is more expensive than many other markets but the front range market is pretty stable and there is a high demand for single-family rental properties.

What other markets are you invested in? What ROI are you looking for? If your are working in Loveland... buying a single-family to live in and house hack would be a great option.

Some good deals still to be had in Loveland for sure. It's a nice little pocket that is not nearly as expensive (yet) as all the bigger towns nearby. As Fort Collins becomes less affordable for the median wage earner, it's an easy commute to there from Loveland and you've also got easy access to some of the best outdoor recreation areas like Rocky Mt. National Park which has seen a huge uptick in visitation over the past several years. I like Loveland a lot long term. If you look at all the other towns along the front range with a similar geographic position located right up against the mountains, with a canyon road going into the mountains, and what has occurred with pricing in those towns, it seems Loveland has a lot of long term upside potential.

I think the way to think about investing in Colorado is more of a long-term play than a high cash flow month over month- as that is very challenging to do at the moment.
