Granite Shoals is a recreation community in the Hill Country of Texas the lots are cheap for a reason. 

Now, I'm ready to dive in head first and recreate this model in some form and continue to add multifamily units to my portfolio.

It is so hard to start from scratch so hoping I don't have to recreate the wheel. 

If its just for recreational use can we ban it from the property.

First folks lasted a year, then found jobs in a state where pot is legal recreationally (they actually told that to me,  despite my strict no smoking of anything policy)- second set (in same property, interestingly enough),  have moved from rural South Dakota to a Chicago busy suburb.  

(The gif makers claimed publicly sourced data but then we are back to the ‘formula’- I’ve looked at the same data sites and it’s metrics like % of households that need significant repairs, etc.)I guess the answer is ‘everybody does it for themselves’, but it seems super wasteful to try and recreate it on my own when there are hundreds of investors in this area who have probably already done it. 

If so there is no point in even making this change , as houses around 800k will mostly fall in to that category and I don't know if the SFH consumer at that level would even consider a coach house and even if they build they will likely use it as a man cave or some sort of recreation I don't know if this was done just to fill the pockets of some consultants and so on ...

If you get audited, It’s a matter of showing the IRS a log of yours hours that you have kept over a year.Court have rejected the log recreated after being audited.

Sell our dream house, a modern nice open layout house on 18 acres with 2 private fishing/recreation ponds on it and invest those funds into more real estate.

This is for 'person may be occupying a recreational vehicle on our property and this is violation of municipal code (someone living in an RV for more than 72 hrs).
