most of my note investors came from the landlord game and tired of it.. .and many own rentals learn of notes and use their spare cash to start stacking up notes.. this gives them nice cash flow that comes in if rent is missed one month but no headaches of landlording.. although must pick notes carefully of course.. so that's an option if you have cash you can do short term lending for when you perceive it may be a buyers market again for rentals..but frankly many that I have had over the years and I have been doing notes since the middle 80s  they never look back.. when they get enough cash they buy another... also no recapture to worry about.. but no tax write-offs either.

Can anyone tell me about the Affidavit of something that also has to be filed, and also once I have the signed contract can anyone give me a referral on a title company that does double closings in the Atlanta area....Hopefully this will be my first wholesale deal....I'm tired of sitting in the cheap seats....I MUST get in the game. 

This market is crazy different and personally I'm tired of seeing people get burnt over misleading classes.

I paid close to asking price, but it was the perfect property for us and we were tired of looking at the same old same basic ranch homes in fair neighborhoods.

Getting a second job is a good place to start but you will likely get tired of it quickly.The shared economy can be good but I think you’d be better off getting a deivery job like for pizzas

We simply got tired of arranging for inspections, then replacing perfectly good handrails because they weren't the proper height, and so on, and so on. 

. - I wanted to be able to pre-screen some of the "tire-Kickers" and create a bit of a funnel for the most motivated sellers who would obviously listen to the message and decide to leave their info. - Even though it goes straight to voicemail, Godaddy still captures the number that calls and I can further market to them if they dont leave a voicemail.
