Of course ideally you get both in one property but that's tough to do unless its an off market deal or you predict the right area and get in early.

Comes down to this when I look analyze whether to sell a property: How much cash flow (and appreciation, but that's harder to predict) is your equity earning for you, and are there other ways for you to use that equity to produce more cash flow?

If we get the rent I predict, we will still make $120 a month and pay $0 for housing.

But this does show that nobody who was predicting doom and gloom 2 years ago and “sell now!”

Chris Gordon When analyzing an asset whichever method you use is a forecast as you cannot predict future cash flows or values.

I cannot predict the future, but there will be a corrective cycle at some point....if I would of bought in the last one mid 2000’s....could of retired 10 times over.

I know we can't predict how things might pane out a year or so ... 

They wanted to use FHA financing, but predictably, that didn't work out.
