Of course ideally you get both in one property but that's tough to do unless its an off market deal or you predict the right area and get in early.

Comes down to this when I look analyze whether to sell a property: How much cash flow (and appreciation, but that's harder to predict) is your equity earning for you, and are there other ways for you to use that equity to produce more cash flow?
