When issues come up, and eventually they will, such as vacancies or unexpected maintenance issues, this is where we've earned our reputation.

Additionally, covering unexpected repairs and meeting lender requirements can pose obstacles, especially for newer investors. 

I truly believe the powers that be are trying to make the US into a renters nation. 

There are often unexpected expenses, and you want to make sure you have enough cushion to get through those surprises.Given the current low inventory environment, I would say securing a good deal is challenging (though not impossible) in general.

e.i. purchased system to power partial home, still receive an electric bill, say you charge the tenant a $100 utility bill for the solar use, do you keep the electricity bill under your name?

Having a minimum 10' bay door and adequate power throughout is helpful as well.
