With interest rates rising, it feels like I'm getting pinched on both ends in that the housing market is still very expensive and doesnt yet reflect interest rates that have recently ticked up and then when I come to convert to a conventional loan in 9 months, I'd likely be getting a worse rate than today.

sometimes it's that. sometimes it's the seller being in a pinch or demanding a minimal amount. there's a 13 unit here that is listed (and has been listed) at $2.1M. it's worth about $1M. the sellers need their number. hence it wont sell.

I actually came back home and tried to figure out how my tiny, mundane urban unit could begin to achieve 5 stars.I decided to stop providing fresh flowers and chocolates to our guests because it took me 48 hours before I even noticed that one of our California hosts had a drop dead gorgeous fresh flower arrangement in the living room of our unit.
