I have had many clients receive denial letters and one of the worst scenarios was a married couple who were both physicians putting down 30% (only 20% down pmt was required by board) and they had plenty of $ in reserves.- Alteration agreements: Some co-ops have strict rules around who can work on the rehab (i.e. licensed, bonded and insured GCs) and what type of work can be done on the unit.Pros to co-ops:- Some desirable buildings rarely have units hit the market: there is a lot of pent up demand for these!

Railroads are VERY difficult to negotiate with.U can look for some sort of prescriptive right away and sue for it but those don't usually work and litigation can run into the many thousands.If the owner contract works and you dont have to put much money down and you can remain positive cash flow and no personal guarantee on the note.. then even if you cant get a legal right of way its ok to own it forever type of thing.. just know selling it will be next to impossible unless you do the same thing for the next buyer.
