When I have done these in the past, I have been able to get the listing agent to take a smaller commission (obviously there has to be a motivated seller involved).

Plus he'll receive more of it plus interest each month.A good option I've used in the past is 10% down, seller financing for the rest of the balance at 6% interest, amortized over 30 years, with a 5 year balloon payment (you have to pay off the balance in 5 years either by selling the place or refinancing).
