If that is the case then their loan would not go against the property and you keep the land loan. of course then you need to come out of pocket for site prep.

I’ve included a photo for reference of the kitchen which is the main attraction of the Mass home.Now I am looking to pursue REI long-term and am looking for tips on how those more experienced in the field have operationalized and scaled the property selection process.Our thinking for this first official investment is to either acquire a duplex/triplex and add our touch or acquire a single family where an ADU can be added.

I've used an online designer before, you send her photos, measurements of the room and existing furniture, and your budget and she presents you with design options and the links to buy!

And of course, these would be hard to answer in a public forum.  

Are some fully capable, OF COURSE, but the way it is today most think it's how they will "get rich" with no/bad credit and little to no $.   

Today is very different as it is all about the management (and not appreciation) compared to past where management could suck but you still had superior apprecation.This will not crash housing of course but all those "creative" deals where people are paying more than market value are going to realize they have no exit. 

And I couldn't find much discussion of this in FB groups, BP, or online, so thought I'd try to get a thread going to see how everyone is setting up their accounts and the pros and cons.
