couple of bullet points to bring up:* she's on M2M* I told her on 12/7 of the new rent which would apply to a new Jan. 1 effective lease, this is when I got the "I'm moving out" message* Sent her the move-out letter on 12/11, with options for her to either be moved out by 12/31 (she's fully paid up for month of December) or by 1/11 (30 days from date of notice) and pay a pro-rated rent based on her CURRENT rent amount. her choice, either is fine with me.With all that said, I'd love to do as you mentioned and post a notice on her door. 

But they have NEGATIVE CASHFLOW, until the day you quit investing.

That HE loan would make you cash flow negative on the first property, especially considering you are not even factoring in any repairs, maintenance, vacancy or management.

Because I live in a neighborhood that has no crime but it shows up as very high crime because we had two neighbors who would call the cops over each others dogs barking so it lit it up to show it as negative…

(which I feel like a couple of these other comments talking negatively didn’t at all) If you just show up, they basically hold you by the hand in terms of market selection, deal analysis, financing, design, setup, the listing, pricing strategies, management, etc.

Just remember: most negative reviews are written by problematic tenants.

I'm always looking for ways to provide value to my tenants while making our rental properties stand out & this seems like an innovative (and cost effective!)

Some of the negative reviews I've read on Norada (not necessarily on BP) seem to stem from not understanding Norada's responsibility in helping you meet your investment goals, nor in yours once the purchase contract is complete.

Just a small update, I've gotten some great feedback from you all, gotten some bluntness, I've gotten some positive comments, and I've gotten some negative comments.I've taken everyones advice and went gungho.
