I'm also studying for my real estate license which I started doing prior to being interested in RE investing but I honestly don't see myself working as an agent...that just seems like a miserable job or at least until you become really, really, really good at it and I'm not particularly a fan of competition so I plan to get my license pretty much for the sole purpose of having access to the MLS.

I try and look at it as if someone gets in that is willing to screw me by not paying rent making my life miserable that is my fault.  99% of a landlords problems are solved by solid screening.
