We knew in the beginning that if we changed contractors we would have a miserable experience so we stuck with our guy even though his 8 week project took 9 months.

It just makes both parties miserable and strains our professional relationship.A concern with MTM leases that some have is that tenants may leave in the middle of winter when it is hard to find a new tenant.  

Obviously, his attempted take-down failed miserably because it was baseless.

I'm also studying for my real estate license which I started doing prior to being interested in RE investing but I honestly don't see myself working as an agent...that just seems like a miserable job or at least until you become really, really, really good at it and I'm not particularly a fan of competition so I plan to get my license pretty much for the sole purpose of having access to the MLS. 

I don't want to settle with some job I'm miserable at just to make the move quicker.

I try and look at it as if someone gets in that is willing to screw me by not paying rent making my life miserable that is my fault.  99% of a landlords problems are solved by solid screening. 

They'll probably lawyer up, say they weren't notified properly and make your life miserable, while you have to hire your own attorney and pay that out of your funds. 

Your situation has some miserable elements to it!

But even when I was younger, I lived in a very blue collar location at one point with two bars on either side of the house I was renting an apartment in and after about two years, I was absolutely miserable.  

This is a scenario that even highly experienced investors wouldn't get involved with...Why make life miserable for yourself?
