Hey everyone,I’m diving into multi-family real estate in Los Angeles and California and looking to connect with like-minded people as I build my portfolio.

The tenant used an online maintenance request system to request a handful of maintenance issues for the first 6 to 8 months.

I began inviting them to online zoom meetings I would hold with brokers, agents and investors... friends I had made along the way, where we would just talk strategy, loan types, current market trends etc.

Property owners can set up their property online in minutes, without agents, lawyers, or advisors slowing them down.

With that in mind, I’ve decided to focus first on finding a distressed SFH that I can add value to, live in for a few years, and keep as part of my long-term portfolio.I like your suggestion about building the “core 4” team—agent, lender, contractor, and property manager—and will definitely prioritize that as I move forward.

I design the homes and build my budget with that in mind. 

Mind you, with mortgage interest rates in the US being so much higher now (and seemingly for the foreseeable future), I wouldn't be surprised if LTRs in Europe would cash flow better than in the whole US nowadays (to be verified).This being said, I don't and would never invest in LT rentals outside of North America  as I wouldn't want to face unfavourable landlord/tenant laws as a foreigner.

I have looked around online, but haven't had any luck yet, i have local real estate agent there, but they are not expertised on those distressed properties.
