For example, I'd like to upgrade kitchen countertops, but it is penny-wise pound foolish when I'll inevitably need a major kitchen design overhaul that will provide a suitable layout for a modern setup with disposal/dishwasher/microwave and sufficient space. 

Lol.I shot them an e-mail but didn't want to wait on an answer (i'm a parent of the microwave generation, so we want it now - haha.  

Also, a home warranty can cover all your appliances as I had one on an out-of-state townhouse which replaced the washer and microwave for a $50 deductible on a $250 policy... this was back in 2008 so they my cost more now.

What else has the warranty paid for a new garage door, a new wine refrigerator (most will pay for 3 refrigerators in a house), a new induction cooktop ($1500), two microwaves and several dishwashers. 

Costco delivery for bulk items: TP, PTs, dish/laundry tabs, microwave popcorn, dish soap.

Whenever I "give" anything, (which means a previous tenant left it), be it microwave, shovels, etc, I write it clearly in the lease that I'm not responsible if it breaks.

For example one of my properties had a primary (3-floor) staircase, and I cordoned off the entire second floor to give the traveling RN their personal studio...with 'wet bar' min fridge, microwave, hot plate, etc.

Swap out the 18" 30"w stove cabinet for a 12" 30"w and put an over the range microwave in the range hood place (there are good deals at Lowes/HD right now for 4th of July).
