My easiest, no hassle, lowest expense rentals are the ones where the tenants stay 5 + years, do minor maintenance themselves, call me immediately with any issues so I can fix them before they become much more costly, and agree to annual market adjusted rent rate increases.

I realize off-markets are best but which have you been more successful with: pre-foreclosures, probate properties, etc. 

See properties sitting on the market for a long time, every market is different, my market anything over 30 days is a long time.

You could also check out options like Cozy or TenantCloud for similar features.When converting to LTR, just keep an eye on local rental laws, lease terms, and any rent control rules that might apply.
