Quality tenants aren’t going to live in D properties.

Unless you have the rentals paid for by the time you retire, they aren't going to be enough to live off of. 

You can live in your own space and rent out the others.You may even find a house hack.

Even if the rental has a decent cash flow with additional flood insurance, we're still not sure we want to take on that risk as we are out-of-state investors (planning to move back to KY in the future, but not now) and we don't like that it will potentially bring down the perceived value when we try to sell it in the future.The seller has never lived there and has not provided any information on if it has flooded before or not. 

seems they don't undertand land trust, they only understand estate planning living trust

Most of the “deals” have no meat left on bone except for maybe a long term rental hold after repairs.They ironically sponsor a lot of the meet ups I’ve been too here in DFW. of course they do they live and breath on newbies..  

I tend to stay in my lending and financing lane lol Hi ClaytonMany thanks for the kind offer, Since this is a rental property, my living home insurance(which is way less even though my living home is value about twice the rental property) does not cover landlord insurance. 

I assume you’ve got a loan that says you will be living there.
