i have seen many do very well getting on a team.Myself personally I would concentrate on listings 1000%  Buyers only if well knownand wont waste your time. 

I would give it some time for lenders to catch up on this type of property.

I am also still in school, and I have a part time job.

My current internship in Dallas is going very well, and I expect to be back in the city full time in the summer of 2026.

Jeremy, I hope you don’t take this badly…..I noticed your posts don’t get much “traction” The reason is they read like slick marketing “puff” pieces you find posted on LinkedIn all the time, rather than personally engaged discussions, If you want significant engagement, just write something out, and don’t even “edit” it, just go with the first draft, giving the effect like a personal conversation with someone.  

You have to sell to realize your gains, and will lose on the transaction at this time.  

The project manager refers me to the “packet” any time I have a question.  

, clear laminated instructions inside the unit, etc.Also very important to consider scale--if you are planning to have several STR's in the same area, then it's wise for you to invest time now to build your team there and manage the place without a co-host.

I would suggest starting with reading the IRC book all the way through multiple times.
