The same intensity he has on the up front picking what buyers he will work with is the same intensity after the fact and making sure his clients are well taken care of..

The hardest are when it's a one-lane driveway for a multi because then the tenants have to work together.I think you specifically have learned how to work out some kinks from house hacking and being on-site first before you were off-site.

Up the intensity until it sucks - progressive overload, faster time, better form, time under tension, longer duration, add'l sets, more reps, etc...

So I thought to offer the option of "I will carry the remaining $10k and work out terms favorable to both of us."

I would be willing to work out a deal if you are interested.

Some replies here, such as the one above, point out that one can work out estimated expenses from the purchase price.

But I'd also like something a bit less intensive than a BRRRR to build confidence in my first deal, even if the cashflow is mediocre.
