meet with a lender and go thru the formal pre approval steps to know for sure ..if the 15 yr fixed payments dont work for approval - fall back on using 30 yr payments ( and then just pay extra to payoff the loan quicker)  

Are there any formalities here?

There are circumstances wherein you can have two FHA loans at once, and this actually looks like it checks at least a few of the boxes, but I'd run it through formal underwriting just to be sure, since the exceptions are so relatively uncommon (but not unheard of).

Without having a history in rental properties formally on my credit/taxes, I'm not 100% confident that my lender will approve more than 1 property to begin with. 

Even if they didn't come in as formal written offers, if a large number of people were asking for disclosure packets or discussing price, play this up. 

Formal education is not one of them. find a local REI club meeting. they will have classes a whole lot cheaper.

@Jacob TracyI've looked in my area and have found the same, I'm not aware of any big/formal lending institution in my area that will give a 30 yr am fixed rate loan to an LLC. 

I am trying to get info put together, then I will call them and see about formally filing a complaint.

I informed the current tenant of the new tenant through candid phone conversation - It wasn't a formal notice. 

But their is no formal written commitment, it's only verbal.
