I would not trust a landlord reference letter, I call prior landlords, independently verifying their contact info on tax records when I can.

@Gavin Clarke Well if you consider building wealth or financial independence through real estate investing and finding something that you love to do on a daily basis as "nerdy" then sign me up as nerd of the year!

In the end, like many people, I would love to achieve financial independence by investing in real estate using the passive income method.   

Landlording is still a cool gig though due to the financial security and independent. 

Do one every 12-18 months and in 10-15 years you can be financially independent.

Another few months I independently found a new PM and new PM found a good electrician to redo the  job. 

So quick question, when I do rehab and sell a property, do I have to list it with my Broker or can I sell it independently as an agent?

Maybe it's all independent on ones own situation.

I also love the idea of financial independence through investing.  

A sale of one unit is completely independent of the other unit.
