We recommend Missouri for LLC entities that do not have geographic nexus as MO is faster, less expensive, and easier to maintain than AZ, NM & WY.  

The court file may not contain property addresses as the legal description of the property is all that is required.

These are often transferred in bulk... with the deed having page after page of legal descriptions and possibly a chart of annual rents.It should be easy to find people who own hundreds of ground rents by limited research or just asking around.Each ground rent gets registered with SDAT using their form.You don't foreclose a lease... you pursue an ejectment action or action for possession.

After listening to mayn podcasts and webinars about partnerships, we've heard the description that one partner brings the money for the down payment, and the other can secure the loan and manage the property for a 50/50 split.For this example my partner has slightly more funds than I do going into the deal.

You also need to take climate and geographical area into consideration. 

I would imagine eventually it all comes to the specifics of the property itself but then the search is becoming to exhaustive, so I would want to focus on couple geographical areas and be able to search there.Currently I'm in CA and looking to invest in other states.Any idea on how to get started and get focused on an area would be appreciated.Thanks in advace to all the comments.
