Anyway, just food for thought.

I thought about filling in a pool once and figured it would be a couple dump trucks of fill and a bobcat for the afternoon, but the bid came back over $10k.

Its next to a driveway , maybe a car or truck clipped it 

I currently have 10,000 dollars equity in my Truck.

People don't go to the grocery store or gas station and expect to get food and groceries for free because they're sick. 

Sure people get notices but they get calls, door knockers and agents in addition to direct mail by the truck loads especially if there is equity. 

I can't sell houses for 200k when it costs me 220k to build them.. so you have to build higher up the food chain where the $/sf is higher.

Hi -  We are under contract on our first buy and hold that we have been able to find that has decent numbers...Would appreciate any reaction or input anyone has to this deal...good/bad/bad assumptions etc.Location - 63rd and Halsted (very close to the new whole foods developmentProperty - Grey stone with 2 units (3 bed/1 bath) unfinished basement with laundy and 2 car garage.  

Logistically it's challenging since we don't have much time nor a truck to transport plywood to the house.  

I am in the western suburbs, and also enjoy cars and trucks.. even a boat and motorcycle... what type of commercial are you looking to get into?
