They have other nice benefits also such as not charging for appraisals if the deal doesn’t close, a great reputation amongst local listing agents with meeting deadlines/ great customer service/ getting the job done with no b.s. and they can often close in under 14 days. 

That said, green card is not a legal requirement for closing so buyer could waive this - though I don't see why they would unless deal is great for them.

I have never had to send money before a closing and neither should you.

Of the other properties we actually closed on and then due to having a number of things going on or needing our initial Capital back sooner than we thought we resold the properties quickly as is. 

I can't picture a roof so close to the property line that it overhangs.

If the property is not cash flowing and is due to your mortgage carry, it will most likely require a cash buyer to work (or close to it).
