“Trust the experts.”Why didn’t the inspector say the house wasn’t up to code, even more so than the deck.

Even if you all used the same app, your insight and experience allows you to make a better offer.Personally I would probably still use a spreadsheet just because you can customize it easily and it can do more if you need it.

I want a specialist that's an expert, and not a jack of all trades and master of none.

It would seem the only contact they are able to make is between their bank and my credit card.Any insight or advice would be greatly appreciated  

I suppose here is a good time to ask you all, the “more expert than me-s” in the thread: on a scale of “5% return standard deviation bond market” to “15% return standard deviation stock market”, where would you put the unleveraged, post expense rental income of a well managed (aye, there’s the rub) SFH portfolio?

Go through your goals and make sure what they know and are an expert in lines up with exactly what you want.
