None to be recommended.They are all alike.Have to get refunded for my fees and it has been more than a year and still have to taggle for them to re-issue me another check.They are very sloppy.

Another one was seller-financed for a few years before refinancing into a conventional loan around 2018, again no issues until this year.

Had an issue with trying to self-permit a build a few years back that was an HPR but had an "A" and "B" designation.

Of course when doing the 1031 exchange your basis will carry forward into your replacement property.Where you have a potential issue is establishing your intent to hold those properties but immediately selling one or more them as soon as you have them ready. 

Getting them all I same room however would be an issue.  

But structural issues can kill you.

It was high rent, low entry point area but within 6 months I dealt with an eviction and electrical issues.

This issue also naturally drives up deductibles.  

One of the issues I have noticed is that some people think of a flip house as being the cheapest possible rehab. 

The only issue I've had is a small period where the laundry pods would always be empty at turnover.
