To be honest, if you have a solid team in place in the market of your choice, thats half the battle.

The money part is actually the easiest—if you ask enough people, “Do you want to earn a return backed by a property with X amount of equity?”

It's pretty common to get half a month's rent, which is then split between you and your brokerage.My best advice is to focus completely on finding a company or mentor who is at the top of their game and NOT AT ALL ON THE MONEY. 

In Raleigh, I have my investors focus near RTP as that is our economical hub and where the appreciation historically is highest (and easiest to rent).

You can make half that in a high yield savings or treasuries.

Actually only half of them are from Marinette Marine, the rest of normal people with long term jobs in and around Marinette/Menominee.

Seller would also only receive half of down payment at COE and other half after he leaves on Nov 12th.

Track record goes a long way and if you are just getting started it's easiest to begin with your "friends and family" network.
