Wood:Advantage - easy to change color scheme, durable with property maintenance, looks higher quality, lower cost to paint than re-side. 

There are pros and cons with every surface material (cost, durability, etc.).

This is a rental property so the durability of laminate may be a good thing but I always found it appealing to have carpet in the basement (upstairs is hardwood).
