I recommend choosing a market where you can break even or better on a monthly/annual basis, and experience moderate to strong appreciation.I also have plenty of clients who don't care about appreciation and focus purely on a monthly/annual cash cow- but I recommend a vacation rental property in a market that offers a balance of the two.

yes these strategy, cash flow+appreciation would always work when money is cheap.Coming after 2022 I  think differently, gone the day I could refi indefinetely and use the equity from the house as cash cow LOLIn 2022/2023 I moved entirely to househacking or only purchasing two units Single family LOL

With 40 acres zoned ag, your best bet is to lease out for cattle ground. 40 acres is not a whole lot in those parts of the world for cows.
