If you can afford to hang on to it, do some value add and be okay with less than ideal cash flow for the first few years, you should still do fine, but most people want that instant cash flow.

You can also use a DealCredit to do an Enhanced Search, which is an instant skip trace to get the owner's phone number, email address, and other property addresses linked to that owner.

This way you have an instant increase in equity.  

Maybe a sub $100 advertising fee if it doesn’t fill instantly.

I am not planning on driving the routes - would need to have a manager & dispatcher while having trucks and drivers actually drive the routes and deliver packages.The businesses seem to be quite strong cash-flow-wise but I'm not sure if it's a good idea to get into this business.Would appreciate any feedback on this.Thanks.
