Does it have neutral colors throughout, good curb appeal, clean & orderly?

Locksmith changes the locks then the movers move everything to the curb.

Kick the realtor to the curb and have the listing agent write up the offer.  

@Robert Broadie ..It depends..I probably would replace to get the most on the resell(selling point of new roof) and it will add to curb appeal..

Greed is addictive and I am all for curbs on that activity.You make the point investing is not easy and that may be true if you do not have the capitol required to do so.

I worked summers throwing hay on freshly graded lots, shoveling dirt off of the curbs, and anything else they told me to do. 

It would seem to me that "curb appeal" is just as important online.

I will always see a few set outs.. you know all the tenants stuff sitting on the curb.. not sure who ends up picking it all up.. but when they say set out they mean set out.

I have a sweet little neighbor who lives across the street from us, who just lately has been returning our garbage can for us every Wednesday, after the garbage collectors pick it up from the curb.
