Lowest cost way to get a deal done with your own money would be to house hack with a 3-5% down conventional loan.

My budget for the first property is $50k ~ $100k total cost (including rehab).

The idea of stacking a lot of them together seems rather stupid when you consider the added cost especially for someone from CA. 

I’m just really surprised that the tenant is not taking the option to break the lease break with a $ number offered (1 month rent plus reasonable amount for parts of house he wasn’t able to use) that is within a couple thousand dollars of what he wanted anyway.
