There is no one book, or one source, other than an experienced professional, that can begin to provide enough localized information to enable you to make informed decisions.Expecting that all "Real Estate Professionals" should be able to properly advise you regarding investment property is like expecting all Doctors to be able to perform heart surgery, or all accountants to know the intricacies of the tax code.

You see, most sellers whole-heartedly feel like they pay the commission because after all, it is deducted from their net proceeds.As far as this:So if there is no agent you can buy the house for $94,000, and if there is an agent you can buy the house for $100,000.You couldn't be more wrong.Do you really believe that a person of sound mind and know-how would sell for 94K when every other home in the neighborhood is selling for 100K.

Asking about the different types of REI there are is like asking someone in the medical field about all the different types of specialists there are out there.There are heart doctors, heart surgeons, feet doctors, eye docs, ENT, radiology, neuro, blood, trauma, pediatricians, etc...See what I mean.
