A friend and I are contemplating on the idea of investing in real estate (Buy & Hold), but there's just one huge "problem" we can't figure out, hence we're here to ask for your opinions.

Garage conversion is something i am looking at but that will most likely be shot down as well.Other options:I am contemplating keeping this place and renting it.  

I am contemplating the same thing for a pending flip.  

I am contemplated on blogging on Squarespace. 

It has to fit it in the budget, but I imagine if you are contemplating it, you carried for relaxing but you are undecided.

If you need or want me to check out a Memphis property you might be contemplating I'd be happy to do a quick check of neighborhood, etc and give you my unbiased outsider opinion.  

(This is why I think they hire underwriters from the unemployment line next to the trailer park... never heard of marriage, apparently, and it takes 5 business days to contemplate the concept that a woman might get married and change her last name)Yup... no.

This would be my first deal as a real estate investor and as we purchase our first property, we are contemplating about the structure to put in place.

I haven't had issues yet but know that eventually I will and am contemplating just selling the property before I have to foot the bill to replace all the plumbing in the property.

We are contemplating whether we should sell the house and go back to renting until we can buy a duplex.
