First, I would build your CORE 4 wherever you're investing which consists of finding a great Realtor, contractor, property manager, and attorney! 

Years ago, when I was in the retail leasing phase, I was regularly presented with this sort of nonsense and consistently refused to sign.

Another area they could improve on is receipt capture.

The kind of deals that build your reputation for consistently unearthing the cream of the crop.You might think it takes insider connections or secret strategies.

It could (depending on what else your report and score consist of) make enough of difference that it could take you a few years to get your credit score back up.

Although we aren't seeing 40+ offers on single listings like in Austin, we are consistently seeing properties selling for above asking price and receiving 3-8 offers within the first day or two of going live.

And in this market with high rates and high prices, it's one of the only strategies for holding that really consistently works these days. 

What’s worse is that there is no consistency among the insurance companies.The ACORD forms and other Evidence of Insurance documents are notoriously cryptic and difficult to read.

Larger homes provide more opportunity to make the home unique and capture larger families/groups to share the expenses of one home vs renting 2-3.

Also, Rome is one of the only places I've seen that has consistent inventory below $100k.Word of advise, If you're investing out of state there I HIGHLY reccomend spending a week or two there to see/understand the market.DM me if interested - happy to point y'all in the right direction.
