You will get people willing to share in high demand areas and you will see this in high rent areas but you are keeping up the common areas and it is a bit harder.

I've been looking in deal finder for properties and noticed to multi families aren't showing up in map view, but when I search them by address the listing appears.

I am looking to buy another multi family property but have noticed lots of obstacles when looking off market.

Please notice that on my post I did not disclose addresses or anything that shows the real property.

The most common options used by investors seem to be an LLC or Umbrella Insurance. 

Make sure everyone knows a cleaning schedule, expectation for common areas, how are you splitting utilities, guest policy, etc. 

Only thing better would be initial deposit and then paid in full upon Certificate of Occupancy and punchlist complete.Of course, standard items should also be checked: licensed, insured, willing and able to pull all required permits, reference checks.I would also commonly avoid the cheapest bid you get.  

@Sham Haile you should look up the Tenants Union & RHAWA websites to review the notices and requirements for how notices need to be provided to tenants when a seller intends to sell a property. 

I know our title plants in the metro areas of Or Wa are all off shore and its common to order title one day it gets worked up in the Philippines at  night and back to Or the next day or 2 days.. but this one really shocked me thats why I thought to post about it.

I'm not sure if this is a local thing or if it's common in all markets.
