In my case, my neighborhood's deed restriction committee dropped the hammer on my little operation. :(  From my experience, HOAs that mention restricting STR will enforce that rule, and yes they have all the authority to do so.

They require you to report your financials to them every year and a committee reviews your loan every 5 years to decide whether to call it or not.

You just have to know what the HOA for that condo expects (board interviews with lessee's and condo committee, additional terms of the lease dictated by the HOA, etc.).
