Focusing just on appreciation causes people to take on negative cashflow situations, gambling that the market will eventually save them before they run out of cash.

The pests are likely caused by something the tenant is doing (not storing food properly, keeping the place clean, etc). 

Buyer's agent may portray himself as the procuring cause for the buyer, and sue the buyer for the commission.Personally, I would go to the seller, offer to increase the purchase price by $6,000 (assuming the appraisal will bear it) and put the $5,000 commission on the seller.

Rent control allows an owner moving into a unit as being legit cause for terminating tenant at lease end. 

If one person has smoke in their unit and causes the alarm to go off, the alarm in all units go off, and the fire department is automatically notified and is required to show up (is what I'm told by the FD and PD).

A) It's the right thing to do, B) By lying, you will potentially harm another landlord down the road.

I highly doubt a day or two will cause that much of a damage.

"Good  cause" or "Just Cause" are neither.
