Obviously you don't have a mortgage so that boosts the bottom line.

having spent a decade in the timber business in Oregon I call it Oregon porch time.. these are not inner city dwellers these are folks that you need to sit with and talk  have coffee and build reporte'if the homes are nice and clean and saleable probably tough to buy under market unless your good at looking someone straight in the face and telling them their 300k home is only worth 200k.. that is a moral issue.Also be aware that you CANNOT legally sell a home you are not in title to in Oregon.. its selling real estate with out license and don't listen to all the people from all over the country that wholesale.. many states its an accepted practice in Oregon it is not.Also if your flipping homes IE coming into title you also need a developers license in Oregon  talk to @Karen Margrave she just got an education on this.. the state is cracking down on flippers.. its a 5k fine.. usually 1k first time. 

I don't want to do anything that will get me sued or lose my license. follow your moral compass.. if you think basically lieing to a client is OK  then that's were your moral compass is pointing to. .. 

If the pastor has a moral failing, takes an unpopular stance, or drama starts it can tank fast.

With all that now I’m getting the ac don’t work again so I send out a ac tech I explain to them the the tenants are claiming that the ac isn’t cold enough that the Edison guy that took off the summer saver box off the ac fan told him the ac needs a Freon boost I’m really  now the  Edison guy is a ac tech the ac was running cold now it’s not working .well the ac tech did a leak test ,pressure test and said it was fine  but it looks like it was tampered with he also said if there was a leak there wouldn’t be Freon in the system still so I payed him to fill it up  since there was  few pounds of Freon still in the system he also asked me when was the last time i serviced the ac  I told him about a year ago .he said that long ago if there was a leak  there would be nothing in the system so after paying a few hundred dollars ,now I get another call saying the ac is blowing hot air .so I send the ac guy back  .the same ac guy said looks like it’s been tampered with.so now I decide to pay for home warranty insurance after the second repair and now  the tenants threatened to sue me.for my fist rental this is a bad experience of tenants trying to scam me and the plumber his freind doing fraud.i later called the water company again spoke to the manager this time explained what going on.he said just tell the tenants to call and give a one time to talk about the bill that I don’t have to be on the account so i did they refused again.

Has anyone here used a home stager or interior designer boost appearances and sell a property?

So, if I can add a 4th bedroom, without losing say a garage, for a reasonable cost, I can boost my value by $10k. 

It’s funny, your last question is actually my first question...with us being new to investing now is probably not the best time to make this move with our IRA.Perhaps once we are a few years and deals into this, it could be a good option to help boost out retitement savings.Thank you again!
