Tenants will appreciate the attention, and it will be one less thing to do when the units turn overIf the parking area is otherwise OK, restripe and/or paint fresh unit numbers on the parking spaces.Spend a few dollars on perennial flowers.

I'm tired of missing some of my family's birthdays, having to leave early on thanksgiving because America, and just tired of having to do something I hate.

So fast forward to my 30th birthday in 2013 I was getting ready to try and buy my first unit in a apartment complex, the seller wanted to sell 2 units under 120k.

But, this won't stop me from hitting my first goal, making one deal on a multi-family rental property by my birthday (March 1). 

She was a good tenant so I let her slide.  8 mo later she got a great job and her fat tax check and she was caught up in 3 months.The other side of the coin is the mouthy tenant you hate that can't pay cause they spent their rent money going to vegas for his/her birthday even though they don't have a pot to piss in. 

For my 30th birthday I designed a “retirement” plan for myself through real estate.

I started building an event venue in late 2016 (coworking, staff events, weddings, birthday parties, etc). 

He does have one that he opened on his 18th birthday but he doesn’t currently work so only has a few thousand in it - definitely not enough for an Austin down payment even FHAWould an FHA allow me to loan him the additional funds?

And though I’m in Flower Mound for now, I’m saving to buy an $800 month home creations house in OKC or Tulsa with my wife in next year or two!
