Good afternoon all, I closed on a 4 unit back in Sep with Constructive, so far, so good, but yes, I have heard of faster turnaround times on the draw request.

The other brokerage is where I invest some of the money in stocks to help it grow faster.  

If you want the job done faster , hire a larger company with a crew .

It is faster to buy the property and pay the bills using the LLC

Also my electronic payers get the money to much much faster than the check payments which all seem to be dated for the 1st of the month but never arrive to me until the 8th of the month.

But the upside is, the more you underwrite and think about these things, ideally with some real world experiences behind it to confirm your assumptions, the faster it will go next round.

I know you can buy properties faster by leveraging money from others, but I think it increases the risk.

However, I believe by far the most important step is to underwrite the sponsor themself, their team and its ability to execute, and their track record.After narrowing down a few sponsors that you're reasonably confident won't lose your money, you can begin to see who will grow your money at a faster rate than the others which is where fees come in. 

I think other options can get you places much faster. 

New builds typically tend to appreciate faster and demand a higher rent than average for an area compared to older units (we often see a higher quality tenant(s) in new builds as well).If you were to buy an already built 4 plex are you expecting any immediate or mid term rehab and what are the projected rent rates and rough estimate for annual appreciation.
