Hey @Michael Kurtin - deal analysis is hard & awkward the first couple of times, it was for me too.

Really awkward situation.  

If I would have to be there I may as well do the work myself, assuming that doesn't create awkward or untrustworthy tenant/landlord relationships and the job doesn't require a licensed contractor.

They don't hang out in the back yard and garden.While you are technically the owner and therefore the property manager by default, from experience, they'll figure it out and then there's an awkward conversation/mention.

I did and the check slid behind the desk no huge deal but it was awkward.  

The retaining wall was a great way to add utility to space and make what was kind of a awkwardly unlevel and unsightly side of the home into a professional looking conversation starter. 

Naturally we were frustrated with our GM and explained the awkward walk through we just had with our HMLs.

Some folks are saying to just remove the window but thought it's really awkward not to have a window in the bathroom. 

Sounds like a lot of work and gotcha fees for very little money when you talk about it.If you're hearing No. 2 and not No. 1 from your relatives, don't curse them out and make Thanksgiving awkward.

As for property manager vs owner I get it can be awkward especially if they interact with you frequently however honesty is the best policy.
