Our financial arrangement is my partner will put the 10% down for the HM lender, and pay closing and holding costs ($65k anticipated) My construction company will be doing the renovation, and I intend my company to bill our partnership for costs incurred (direct cost, no markup obviously).

As most of us know, Section 8 requires an inspection before approving the property, setting the rent amount and approving the lease arrangement. 

I've obviously seen all kinds of wholesaling contracts around the internet (Purchase & Sale, Assignment, etc.) as well as several JV agreements, but I have no idea what kind of agreement it would take to put that kind of arrangement (someone inspects the property for X% of the profit of the potential deal) into writing.

Anything else I should use, or know where I can find standard lease verbage that covers this arrangement? 

Even an hour adds complexity and difficulty arranging things and costs a lot in fuel and time if you self manage .

So many of these are looking for their first deal without any experience or financing arranged and without any real hope of getting anything accomplished - except paying their guru more money for more training.
