So many of these are looking for their first deal without any experience or financing arranged and without any real hope of getting anything accomplished - except paying their guru more money for more training. 

Ive considered making an offer contingent on owner carry for 1 year or some similar arrangement.

Personally, I would like to do debt financing with the promise of giving back the money lended plus a percentage back (i.e. promissory note; private loan agreement), though I may have to consider an equity arrangement.  

What's the terms of your agreement; how many days do you have to assign your contract, what happens if you don't find an assignee, do you have a legal and air tight assignment agreement, are you legal (not acting as an agent), is there real consideration, how much and who is holding it consideration, do you have a built in extension in the event you don't close in time, do you have right of possession durning contract period, what showing arrangement do you have?

Neither you nor the IRA has a benefit as a result of the arrangement.

Today we contacted her to start arranging good times for some prospective new tenants to see the house. 

But we settled on an arrangement that we both were comfortable with: he bought a 2BR, 2BA condo for cash, and I paid him rent that gave him a 4% annual return over PITI—and I agreed to pay all maintenance and repair costs that came up.

As for coordinating it if the property is occupied by tenants, it’s just something you have to arrange.
