We have also decided that family always comes first, money is just money and if something happens to our partnership or management style we will sell the building.

I would like a granite style, but not sure about the other stone options in terms of what would be best. 

I have 9 doors across the Midwest and they all do a minimum of 10% but usually it’s around the 15% mark after a refi, since I normally do BRRRR style deals. 

Otherwise wouldn’t be worth building a different floor plan, style, and area than I’ve been targeting.

What are your thoughts on real estate investing in the Las Vegas market?  

So how come the price went from 100k to 1000k in 35 years.Simple because 11% of the supply keeps changing hand in auction style where the bid going higher and higher.

What is your management style - hire PM or manage yourself? 

I find it interesting your style of confidently assuming the future, then impulsivity based on that assumption.     

I am looking into AZ because it’s a less expensive market and I’ve been to Vegas but never been to AZ so i wanted at least check it out before i rule it out completely.

You get email offering Vega’s room for $x (the x being a function of how much they believe you will spend,the more they think you will spend the lower the price for the room), but you get there and there is a large resort fee (in addition to the various taxes).
