These places really do need a power washing because it is littered with gum, dirt, liquid stains and so on and really does make the places look terrible but these landlords will not budge on getting it done but will happily spend a a couple thousand a month on landscapers to trim bushes and cut the grass every week.

My engineer has confirmed that all walls coming down are non-load bearing and I can do most of the hammer swinging and plaster/trim repairs myself.

Initially I thought that the rehab would be much lighter than what it turned out to be.Unit #1: Trim throughout, doors, luxury vinyl plank + tile in the bathroom, new vanity & toilet, paint, granite counter tops, new cabinets & sink, stainless steel appliances, and updated fixtures.

Took possession on 1/23/2020, used the first week to have the entire house painted (ceilings, trim, doors, walls) and floors cleaned.

:video of the interior: walk throughIf it were mine, for a SFH rental (on the cheap) paint the walls of the whole unit grey, the trim and door white, replace the door handles with satin ones, and do the floor in grey LVP self stick squares.
