Investing in real estate is a spectrum.  

Maybe if we try from the opposite end of the spectrum, we will be able to get to the truth.What is the opposite of freedom?

It can run the spectrum from fast and inexpensive, (emails and texts), to costly and hands on, (direct mail). 

I am seriously considering the idea of pursuing real estate full(ish)-time and working together as a team on all spectrums of real estate: sales, rentals, renovations, getting homes sell ready, while investing in other markets for long term rentals.I wanted to hear from someone who has gone this route and taken on real estate full(er)-time in Colorado (even though I'd prefer it to be more middle ground.)If/when we sell we will have a large amount of equity out of our home, zero debt and a fully funded safety fund.

Not to mention roads, water and sewer connections, working telephone, radio and television systems not blocked by spectrum interference, etc.Not to mention the subsidies provided for car transportation, etc.Get a grip and grow up.

Imagine all of the possible maintenance items plotted across a spectrum.

If you go to the other end of the spectrum and buy a turnkey, I do think those are actually great for new investors (regardless of location).

Its a broad spectrum type read but introduces you to a lot of investor thought processes.

We have found that the lower the units are on the price spectrum, the more frequently they turn over and more repair work is needed between tenants for both poor living habits and damages they cause.
