IT simply is an outdated number.The only relevant number that never changes I reckon for a flipper or wholesaler are minimum $XX margin on a deal and/or minimum XX% below market value.

Every time this happened in the past, it wasn't a problem and they just expected rent up to the move out date.

Zillow has the value at 3x what the average area sales are for, there's nothing on Eppraisal, ane realestate.com is outdated. 

The kitchen was redone around 2001 so it is in decent shape but outdated.  

Although I purchased his guide, I found it difficult to put into practice since some of his advice was outdated.

When a tenant has a move-out date, we do a walk-through inspection about two weeks prior to make sure everything is still on schedule. 

Granite is considered out dated on high end homes here in CA (Cesar stone, quartz stone, and marble- Carrera & Calcutta are the best options).

I meant most the books are outdated and the forums are generally more aligned with current times. 

Now, the originally planned 'touch ups' turned into a new carpet (very, very bad dog pee smell), to painting all of the 1978 style wall panels (very dark and outdated look) to getting a new roof (original roof that was absolutely in pieces).
