I've bought my last 3 house at fairly conservative pricing and reinvested into them.

Population is growing, NFL Draft was the BEST EVER attended, prices are up over 20% last year, etc.

I have grown insanely skeptical of BP over the last 5 years, yet somehow I am trying the lead generation for both property management and now as a featured agent.

Don't get me wrong, these types exist, but they don't last LOL. 

The average days on market (DOM) in the NY Metro area has decreased over the last year.

They also, last minute, changed an 8 bed Fourplex to a 6 bed.

Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.

I've seen smaller guys do a good job on 49 projects in a row than totally blow it on the last project.

Ask them if they'd mind sharing their experience with you.. if they'd recommend the area or not, and lastly if they could maybe send you a P/L sheet to see their income, expenses etc.You might run into some hosts that aren't responsive or any help, but it just takes a few people to share insight to get a good idea of the market you're dealing with.
