As an LP in syndications your work is very minimal (review the deal up front, read quarterly update).  

I can overcome Due on sale clause, I can over come debt-to-incomve ratio, I can create a LP to share equity with lender.

Just depends if the site wants to cater to the true fan or to a larger audience (and both are viable models). 

The bottom line is that their business models include selling educational products.
