But there are areas that still require a lot of work and they have artificially inflated in value and rent since the last downturn and it worries me that there will be a lot of economic destruction again when the market cools down and corrects.As for 38107, I don't invest in this zip code anymore personally.

Agree 100% but also would say 2024 is not going to be a great year at all to invest in real estate. 2026-2027 will probably be the best year to invest as that is when I suspect pricing will be the softest it will be over the next several years. currently there is limited inventory and the impacts of inflation have yet to hit real estate.
