There's plenty of work for licensed trade guys right now and they don't want the village to come after them.

My stream is filled with 60+ year old couples in tidy small houses near retirement areas such as The Villages. 

But when you get to electrical, plumbing, hvac, roofing, etc, you don't even get a choice - not that I have any of those skills anyway.Although I have had one village take it too far.

Indian Village, Sherwood Forest, Green Acres, and University District to name a few.If you are losing sleep, cut your losses and move onto the next deal, preferably one closer to you.

I can't touch them, but I know of a few houses that have been on the market for at least 6 months in Greenwood Village near Belleview and Dayton...but they go for $1.5m+.

I really like Real Estate Development Workbook and Manuel by Zuckerman It provides the best framework for driving home the point that it takes a village to do development deals.I have found any book the Urban Land Institute to be worth the time and expense.

I have started to advertise my units in Ukrainian Village in Chicago which will be available March 1 or April 1.  

Prioritize those and then set your search based on your priority.I haven't lived in the area for a few years, but have lived in west Philadelphia, royersford, and tredyffrin and still own businesses in manayunk and queen village.
